It was built in February 2006 in a mature locality, offering all the comforts of home for up to 4 people. Situated in the heart of Juan-les-Pins, it is only 300m away from a beautiful sandy public beach. The village center is a short walk away, as well as Leader Price and Spa supermarkets, located just 50m and 100m away respectively. Across the road, there is a small park called Jardin Pauline, which features lawns, trees, benches, and a well-equipped children's play area. Another children's play area can be found 150m down the road. Despite being located on a busy road, the apartment is situated at the rear, ensuring a quiet atmosphere. It also boasts excellent sound insulation and double glazing, meeting the latest French regulations. While a car is not necessary to explore the various attractions, there is a designated parking space in the underground car park. A bus stop is conveniently located at the front of the apartments, and the railway station is just a short walk away. Both services provide transportation to the coastal region, and the bus service also offers a direct route to Nice airport. - BEDROOM: Air-conditioned with the option of two single beds or a double bed configuration. It includes two bedside cabinets with drawers, reading lamps, built-in hanging wardrobe, free-standing wardrobe, and two quality rugs.
- BATHROOM: Beautifully tiled with a large illuminated mirror above a marble-topped washbasin unit. It features a full-size bath with a shower attachment, a heated towel rail, and a socket for an electric razor or toothbrush charger.
- TOILET: Tiled identically to the bathroom, it includes a hand basin with a cupboard below and a mirror above.
- BALCONY: Spacious and perfect for al fresco dining. It offers a southerly aspect with views of pleasant gardens and enjoys sunlight throughout the day. Equipped with a large green plastic table seating six and six green plastic armchairs. The satellite dish is mounted on a side wall.

The apartment is conveniently located near public transportation, making it the ideal way to get around the coastal area, especially during the busy season when parking can be difficult. There is a bus stop right outside Square Pauline, which provides easy access to all the resorts along the Cote d'Azur and nearby inland towns. The railway station is also nearby, offering breathtaking coastal journeys to the resorts and even Italy as far as Ventimiglia, where you can explore a wonderful market with leather goods and designer clothes. If you wish to visit nearby towns like Grasse, Valbonne, and Vallauris, you can take the bus, but for trips into the beautiful mountains, it is recommended to rent a car.
For car rental, all the major companies are based in Nice and can be booked through their .co.uk websites.
To get to the apartment, you have several options. If you are coming from America, it may be cheapest to fly to London first and then catch a flight to Nice. Nice airport is well-connected to many British airports, with budget airlines often offering fantastic deals. From the airport, you can reach the apartment by bus or arrange for a car transfer at a reasonable cost.
If you prefer to drive, the motorways from Calais will take you to the Cote d'Azur, but it is recommended to make an overnight stop along the way, perhaps in Lyon. Keep in mind that most of the route will be on toll roads, and the total toll fees for a round trip will amount to approximately £100. Once you reach the A8 exit for Antibes, follow the signs to Antibes and then Juan-les-Pins. After a left-hand near hairpin turn, but before entering the town, you will drive along Boulevard Raymond Poincare. On the left-hand side, you will see Jardin Pauline park with palm trees. Opposite the park, turn in just before the bus stop, and you will find yourself in front of the garage doors.
